We match all suitable properties to your specified criteria. There are still over 500 estate agents in depts 16 & 17, many of whom don't have websites. We guarantee to visit a suitable cross section of agents to ensure as wide a search as possible.   We also guarantee to visit any suitable “private sales”, automatically saving you at least 6% on agents fees.

Updates by email including digital photos and independent comments. We then liaise by phone to compile a suitable shortlist.

We then arrange a bespoke programme, including airport pick up, accomodation (if required) and accompanied viewings.

We can refer you to a hand picked list of UK based bilingual solicitors, English speaking Notaries, Building Surveyors, Builders and Foreign Exchange brokers. Cognac Property are totally independent of any agents and work solely for you the buyer.


Instructing us

Simply sign a copy of our terms and conditions and send it to us with a cheque for 500 euros or the sterling equivalent at the time.

Fees

Deposit
A retainer of 500 Euros is payable in advance. This is fully refundable against the purchase fee and is levied to ensure that we work only with clients fully committed to the idea of purchasing property.

Acquisition fee
A fee of 2.75% of the purchase price of your property (subject to a minimum of 3,500 euros). This fee is payable at the signing of the 'Compromis de Vente'.

All disbursements
Travel and general expenses are included in the above fees. Airport pick up and accommodation will be quoted separately and in advance.
